Kennewick is in full swing with the yearly hydroplane racing event. Tri-Cities Washington stops for the Columbia Cup in Kennewick. This year's 45^th Annual Columbia Cup water follies are this weekend, July 24-26, 2010. The day is full of high speed action on the water and in the air. Many people turn out every year to enjoy the weekend full of hydroplane races, air shows, food, and sun. There is a variety of ticket options to choose from on the water follies site if you are going to head out there a Saturday and/or Sunday. If you are going on Friday, there is no cost to attend, the only thing you need to pay is $5 for parking in Columbia Park, the one thing you need to know is that there is only one entrance open to get into Columbia Park and that is the one closest to the Blue Bridge with the hydroplane statue, it can only be accessed if you are coming from the Blue Bridge. The Benton Franklin Fair & Rodeo is just around the corner! The week of August 24-28, 2010 come out to the Benton Franklin Fairgrounds and all the good things that happen at the fair, all the good food, rides, entertainment, rodeos, concerts, and so much more. Each day’s events begin well before 10:00 am and go late into the night, about midnight. Admission into the fair costs $10 for adults (13 & up), $4 for youth (6-12), and $5 for seniors over 65; there is a special Kid’s Day on Wednesday (August 25) where kids get in for $2. There is also the option for a fair/bus combo ticket that includes your admission ticket and roundtrip bus fare, for adults the cost is $11.50 and for youth/senior it is $6.50. Every year the fair hosts concerts every night at 7:30pm, reserved seats cost $10. This year’s lineup will include The Beach Boys on August 24, Rick Springfield on August 25, Ted Nugent on August 26, Three Dog Night on August 27, and Luke Bryan on August 28. Along with the evening concerts there is also days full of various rodeo events and performances. Come on out and enjoy this year’s fair festivities!

Protecting investments is something Tri Cities area residents and business owners consider in many aspects of life. Insurance policies provide one of the most basic forms of protection, but there's another form of protection that many people overlook: surety bonds. Knowledge of the bonding process can be an especially valuable resource for those invested in the local housing market, including homeowners, house flippers, bankers, construction workers and real estate agents, just to name a few.

The basics
Although surety bonds protect an individual or business up to a certain amount for an upfront fee, it is important to note the difference between insurance policies and surety bonds. Loss is not expected with bonds as it often is with insurance. Bonding is more of a pre-established credit in case an entity fails to fully complete its duties.

Bonding involves three parties:

the principal–the person or entity who is responsible for completing all agreed-upon obligations
the obligee–the customer who is seeking protection in case the principal falters

FHA Loans Saving Money?

Save Out-of-Pocket Costs with an FHA loan

Buying a home can quickly become expensive with the numerous out-of-pocket costs. If a first time homebuyer purchased a home for $350,000 near the Seattle metropolitan area with a conventional loan, they could expect to pay a 20% down payment on top of closing costs which would mean an out-of-pocket expense of at least $77,000 for the buyer.

However, for first-time buyers, a Washington FHA loan can increase their home buying power allowing them to save money while purchasing the first home. FHA loans offer an average mortgage rate between 4-5% and a required 3.5% down payment – 16.5% less than a conventional loan. Even with these low numbers, buyers in Washington can still receive a loan ranging from 217,000 to $400,000 depending on the area they are looking to buy in.

How else is a FHA loan going to save me money? In addition to a 3.5% required down payment and competitive monthly mortgage rates, FHA loans provide eligible buyers other benefits to prevent high out-of-pockets expenses:

Regulated closing costs
Down payments that can be made in the form of gifts
3% of the sales price can be credited towards buyer costs
Integrated mortgage insurance

With these benefits, a buyer who would normally have to put $60,000 down on a $300,000 home with a conventional loan would only have to put $10,500 down on the same home with an FHA loan. Closing costs, which range from 1-8%, can be a huge out-of-pocket expense for a buyer, however, with an FHA loan, a buyer can roll those costs into their mortgage, and not see a penny out of pocket.

Do I qualify?

Even when a borrower doubts their eligibility for an FHA loan, he or she is always encouraged to submit an application. Borrowers should meet the following minimum requirements to be eligible for an FHA loan:

a mid-range credit score of at least 620
consistent employment for two years
income remaining the same or increasing for at least two years
a perfect credit rating two years after claiming bankruptcy or foreclosure

To quicken the application process, prospective buyers should obtain a credit report prior to the application process. By reviewing your credit report before meeting with a loan officer, buyers can clean up their report to provide the best credit score possible. A better credit score can determine whether or not a buyers saves hundreds every year through mortgage rates, and will provide them with better loan terms.

Tri Cities Washington Independence Day and 4th of July Festivities

Tri Cities Washington Independence Day and 4th of July Festivities
Independence Day or Fourth of July; the phrase evokes fond memories to many people of family get-togethers, good food, parades, fireworks, and various community festivities. This year around the Tri Cities there will be plenty to keep you busy all weekend.

Independence Day Car Show
To start the weekend off there will be a Independence Day Car Show on July 2 beginning at 3:00 pm at the TRAC in Pasco Washington. Later in the day there will be a barbeque at the car show from 5:00 pm to 7:00 pm with a live DJ playing 50s and 60s music from 7:00 pm to 9:00 pm. To finish things off Friday night there will be a family friendly movie with free popcorn and Pepsi provided. The Independence Day Car Show will pick up again Saturday at 8:00 am, awards will be presented at 2:00 pm.

Grand Old Fourth
The City of Pasco Parks & Recreation will begin the Grand Old Fourth celebration with a pancake breakfast Saturday morning July 3 from 7:00 am until 12:00 pm at Memorial Park in Pasco. There will also be a parade at 10:00 am beginning at the Franklin County Courthouse and ending near Memorial Park. On the 4th of July the Grand Old Fourth celebrations continue at 7:00 pm at the Dust Devils stadium with music by the Spokane Drum and Bugle Corps, That 80s Show band, and a Seattle band playing nothing by 80s tunes. What better way to conclude the night than with the tradition of fireworks at around 10:00 pm.

River of Fire Festival
The 24th Annual River of Fire festival at Columbia Park in Kennewick Washington will be full of fun activities for the whole family! There will bounce houses, commercial vendors, food and crafts booths, and fireworks launched from a barge in the middle of the Columbia River. The day of festivities will begin at 8:00 am and end at 10:00 pm with a fireworks display. The cost is $7 per carload to get into Columbia Park.

Howard Amon Park Festivities
Festivities at Howard Amon Park in Richland Washington will begin at 12:00 pm with free hot dogs and beverages for the first 2,000 people at the park. Throughout the afternoon there will be patriotic music played by Larry Bunch leading the Old Fashioned Concert Band, and the OverForte Quartet providing barbershop harmony. One of the major attractions of this 4th of July Celebration is the dedication of the new arch at Howard Amon to replace the one destroyed in 1943.

Are You Wasting Your Time In Social Media Marketing?

I've known this for quite some time. Social media is not a good use of marketing time and money. Social media is what it is, fun socializing time, and some new clients mixed in for good measure. Sure, there is some business to be had, however, the time spent to garner a new client in social media would garner scores of news clients if the efforts were put elsewhere. HubSpot, who generally advocates social media for business, posted an article (Stop Wasting Time With Social Media) the other day providing evidence that for instance, an email contact is worth $948. as compared to a Twitter follower's worth of $3.50 Granted, the article is comparing the value of an email lead against the value of a Twitter follower, however the marketing takeaway is obvious, and to put it in the author's words, "... think of how much time you're allocating to participating in each community, with growing your business in mind..."

Colleen and I will continue our social media presence, however, like a battle ship anchored off shore. If the winds change, we'll be ready, but until then we will continue are efforts in search engine optimization, blogging, etc. How about you?

An Unfortunate Event, But A Real Life Example Of Class

In case you have missed this, Armando Galarraga of the Detroit Tigers had a perfect game into the 9th inning last night. For those who are not baseball fans, a perfect game is when a pitcher faces 27 batters in 9 innings, and none of them reach first base. This feat has only been done 20 times in baseball history. Well, the 27th batter, of which would have been the final batter, got to first base on a bad umpire call. Click the image below for the replay. What I found remarkable is after umpire Jim Joyce saw the replays, admitted he was wrong and apologized to pitcher Armando Galarraga. Not only did Galarraga accept Joyce's apology, but did so graciously and with a smile on his face. It is unfortunate Armando Galarraga missed his perfect game, but the responses by both Jim Joyce and Armando Galarraga are priceless, true examples of class and sportsmanship.
