Medal of Honor Recipient Ed Freeman Passes Away

You're a 19 year old kid. You're critically wounded, and dying in the jungle in the Ia Drang Valley , 11-14-1965 , LZ X-ray, Vietnam . Your infantry unit is outnumbered 8 - 1, and the enemy fire is so intense, from 100 or 200 yards away, that your own Infantry Commander has ordered the MediVac helicopters to stop coming in. You're lying there, listening to the enemy machine guns, and you know you're not getting out. Your family is 1/2 way around the world, 12,000 miles away, and you'll never see them again. As the world starts to fade in and out, you know this is the day.

Then, over the machine gun noise, you faintly hear that sound of a helicopter, and you look up to see an un-armed Huey, but it doesn't seem real, because no Medi-Vac markings are on it. Ed Freeman is coming for you. He's not Medi-Vac, so it's not his job, but he's flying his Huey down into the machine gun fire, after the Medi-Vacs were ordered not to come. He's coming anyway. He drops it in and sits there in the machine gun fire as they load 2 or 3 of you on board. Then he flies you up and out through the gunfire, to the Doctors and Nurses. And he kept coming back....not once, not 10 times, but 21 more times....bringing in ammunition and supplies and taking out wounded who would never have gotten out.

Medal of Honor Recipient Ed Freeman died last Wednesday at the age of 80 in Boise, ID. May God rest his soul. I bet you didn't hear about this hero's passing, but we sure were told a whole bunch about some medical student murdering young women.

We Are Not In A Recession!

Tri Cities Washington EconomyHow is your area faring? MSNBC is reporting Moody's Adversity Index has 93% of the country's metropolitan areas in a recession. However, of the 28 metro areas not in a recession is the Tri Cities of Washington's, Kennewick, Richland, and Pasco. In fact, the Tri Cities is the only metro area in the state of Washington not in a recession.

Carrie Prejean versus Perez Hilton | Miss America Litmus Test

I'm not a big pageant fan, however, pageant scandals get my attention. As many know by now, Miss America was crowned amidst controversy surrounding Miss California's answer to a question on gay marriage. Regardless of what side you are on, whether Christian or not, pro-gay, anti-gay, whatever, there is something amiss when an openly gay judge, Perez Hilton, asks an openly Christian contestant, Carrie Prejean, her thoughts on gay marriage. What did he expect her to say? Is she not entitled to any conviction? What's next, Democrat versus Republican, Mormon versus Jew, cat-lover versus dog-lover...?

I think the aftermath of this is most interesting. The judge (they are quality people, right?) calls Hilton a bitch, then retracts it, then reinstates it. Prejean, on the other hand, is as classy as they come. Never attacked the judge, but stood by her conviction. I have a new respect for the Miss America Pageant if the program produces quality contestants like Carrie Prejean. Watch the video (and others) below. You'll probably come to the same conclusion.

Hmm, next year a FSBO judge will be asking next year's real estate agent contestant her views on opening the MLS to the public. Since we all suck, we won't hold our breadth on that one. :)

Municipalities control the use of properties by means of zoning. It is a legal method of assigning certain areas for specific use or uses.

Zoning serves a beneficial purpose. Once you have purchased your first home, your next investment should be an income-producing real estate. Income properties are not just limited to single-family homes; it can be commercial property as well. Some investors prefer shopping centers, others warehouses. The possibilities are endless.

In fact the 1981 Tax Act's anti-churning provisions state clearly that if you make a tax-deferred exchange of business or investment real estate for another such property, your old basis and its old depreciation methods carry over to the newly acquired property. The new fifteen-year, 175 percent accelerated depreciation methods can only be used on the increased depreciable basis of the property acquired in the exchange.

Investment tax credit does not apply to personal property acquired by most real estate investors for use in their properties; however it does apply to vehicles. See income property.

Tri Cities Washington Real Estate Holding It's Own

Credit crises, mortgage scandals and home prices falling like a rock...in some places. Yet Pasco and the Tri-Citites continue to avoid the worst.

Mortgage money is still available locally—though you do need a reasonable credit score to get it. Homes are still selling locally—though for slightly less money and in a slightly longer time.

Just under 3,000 homes sold in the Tri-Cities last year, at an average price $1400 lower than the year before—about a one percent drop from 2007 to 2008.

Tri-City Association of Realtors President Glen Clark says the disparity between national media coverage and local experience is because, “all real estate markets are local. We get some effect from national news, but the local marketis holding up well.”

The Tri-Cities appears to be dodging a bullet in terms of foreclosures, too. In Phoenix, for example, nearly 100,000 homes appear to be headed for foreclosure. Locally, the number is closer to a few hundred.

Clark points out that one Hanford contractor recently announced the imminent addition of 3,000 jobs. Also, hundreds of jobs will be added in Connell in the next year. With only 1200 - 1300 homes for sale and rentals getting scarce, the Tri-Cities could quickly become a seller’s market.

Real Estate Contracts - Understanding the Basics

Real estate deals are a complete package that includes pricing, terms, and agreements. Real estate deals occur within a zone of negotiation. The top portion of the zone is defined by the price and terms a buyer is willing to pay for the property. The bottom portion of the zone is defined by the least attractive price and terms the seller refuses to accept.

However the zone of negotiation isn't just about prices. Sale packages include both pricing and terms, and the ability to change both is important to successful bargaining. The deal is in the details that are found in the basic real estate agreement-a formal document typically distinguished by tiny tape and convoluted language. An unsigned form is merely a piece of paper.

In real estate to have an official contract, there must be an offer and acceptance. Even with a written agreement with offer and acceptance, you still need consideration to make the deal work. Consideration in real estate means that a buyer will make a deposit with an offer, cash that is designed to show the seller serious intent and to compensate the owner if the deal falls through because the buyer withdrew for no apparent legal reason.

Basic real estate forms that are used locally are likely to cover many issues and in some cases may even be used without alteration. Keep in mind as real estate deals become more complex, more and more deals require not only basic forms, but also ""addenda""- additions to a contract form made on a separate sheet of paper. Two sheets are considered addenda, one sheet is addendum.

These addenda are important because if properly written they supersede any conflicting language found in the basic form. Remember to always have your addenda completely reviewed by a trusted real estate attorney to assure that the details of such additions are fully understood.

Any real estate agreement can be discussed verbally, but generally to be legally enforceable they must be in writing. They also must be made by people who are legally competent.

If you decide to list your property through a broker, be certain to get a copy of the offer form used by that broker. Carefully inspect the document with the broker, and if necessary with an attorney. Fully understand all obligations required.

All areas have a standardized form agreement that is available for local home sales. It is recommended to use a localized for rather than a generalized national form because local jurisdictions commonly require certain items to have a valid real estate agreement.

The standard terms you should cover in an offer include price, earnest money, inspection, financing, location, application, settlement, title, agency, insurance, etc. See real estate contracts.

What a nice Easter Sunday surprise! Today's headlines read, "Tri-Cities gets chance for extreme makeover!" The article states, "In the next two years, the Department of Energy plans to spend an additional $1.96 billion at Hanford, with $1.57 billion arriving Tuesday."
