Servicing The Tri Cities Washington Luxury Home Client

Luxury Home Real Estate AgentIn order for a luxury home real estate agent to specialize in the luxury home market a higher level of service(part 1) needs to be offered.  The obvious service(part 2) is placing the home on the MLS and placing a sign on the front yard. Though beyond this, there is more. 

Creating a simple yet powerful flier which includes color, photos, and contact information.  Another method is offering a virtual tour of the home. A virtual tour allows a buyer to take an anonymous peek inside a home to help narrow down their search.  A less used resource is to email other luxury home real estate agents in the area to make them aware of the buyer or seller. Other real estate agents may have a listing or an upcoming listing which is not on the market yet, and/or a buyer who may be interested in your listing. 

Luxury home agents know the market and know the best way to service their client making them invaluable to either a buyer or a seller.

Apparently, Barack Obama Voters Are LIVs...

Obama Action FigureYup, ya heard it right. Newsweek writes:

"...LIVs. That's short for "low-information voters," the three fifths of the electorate that shows up once every four years to vote for president but mostly hates politics. These are the 75 million folks who didn't vote in the primaries. They don't read newsmagazines or newspapers, don't watch any cable news and don't cast their ballots early. Their allegiance to a candidate is as easily shed as a T shirt. Several million moved to Obama through September and October; they'd heard he handled himself well in the debates..."

Apparently, according to the Newsweek article, Obama will win based on uniformed voters. It's too bad. I'm afraid Obama will win, and furthermore, Congress will be controlled by Democrats as well. Our LIVs probably have no idea what's at stake by having so many Democrats in control. Between 2009 and 2012, there will likely be two or more opportunities for the President to nominate new justices to the Supreme Court. Some court watchers say there could be as many as four resignations. The next 4 years will most likely change the course of history unlike any other period in our nation's history.

I just finished reading Larry's blog about Why he needs to vote for Obama this election, and I thought for a minute, Larry's too smart to vote for Obama (and I was right, you'll need to read his blog).

Selling The Luxury Home

Luxury HomeMost luxury home sellers often times say they use a real estate agent because of the agent’s knowledge of the luxury home market, as there is a plethora of services a real estate agent can offer a luxury home seller. The three top being price, product, and promotion.

PRICE:  A good real estate agent is able to narrow down the pricing of the home assuring the seller receives top dollar for their home.  Any time a home goes on the market there are only so many buyers who are able to afford the price tag of a luxury home and it is this unique audience that needs capturing. 

PRODUCTION: Every home is a product, and as soon as the for sale sign is put on the yard sellers should be encouraged to do the necessary improvements to increase the odds of someone finding their home to purchase.

PROMOTION:  In this aspect the estate agent goes to work.  A seller needs to know how the real estate agent will get their home exposed to the buying public.  A real estate agent is invaluable in the sale of any home but especially a luxury home.

While perusing the newly posted blogs, I came across this entry.  This entry is the second entry I found today that is a portrait of who I am and/or the way I conduct business.  Read on and enjoy!

When was the last time you looked at yourself in the mirror? No, not that mirror, the mirror of your soul.

Too many of us focus on our exterior looks yet fail to look from within. You get up in the morning and go about your morning routines. Before you leave your home you do a quick glance in the mirror to double check that you hair is combed, your shirt collar is neatly tucked in place, your teeth are clean and your breath is fresh.

But have you checked yourself lately? You know, the one that has been screaming at you for your undivided attention but you demisely ignore?

We all fall victims of our hurried worlds, trying to get things done, meeting deadlines, going to work, dealing with the kids, our family, friends, our bosses or employees even our collegues. When do we ever stop to enjoy a few minutes to take an actual break? Yet we continue to try to be the best worker, the fastest and highest closer at our jobs. We have to be the one with the biggest homes and fanciest cars - the ones with the most money in the bank, the best golf course memberships - yet we discriminate our spouses, our family, friends, and peers, even ourselves.

Well, what's wrong with obtaining the best things if life? That is why I work my butt off! I am a good father/mother, son/daughter, boss/employee, I work hard and deserve the best and treat myself.

Congratulations! But let's go back a minute here. Does the money that you make really make you happy and give you joy and peace within yourself? Uh-huh. Stop for a second and ask yourself, "When was the last time I actually appreciated and thanked God for the things that I have and for the things that I don't have?

No matter what your religion is, give thanks for the riches of your material possessions for not many are as fortunate as you, especially in today's real estate market and financial crisis. But most importantly give thanks for the richness of your soul, for they truly are the most significant possessions that any human can ever possess, the one's that we can't see, the gem that is so hard to acquire and preserve.

Dedicate some time during the day to reflect and meditate; shut your mind off and 'be' in the moment. You are a wonderful human being! By looking within, you will be able to see beyond Your Mirrored Self.

Tri Cities Washington Economy Remains Stable

Tri Cities Washington Economy HealthyKennewick, Richland, and Pasco Washington added about 110 nonfarm jobs in September and the unemployment rate dropped slightly from August. The State Employment Security Department also reports then number of nonfarming jobs increased by 2.28 percent from one year ago.

The Tri Cities Washington stable economy and satisfactory employment conditions are helping to keep the real estate market stimulated. Although sales are down slightly, as sales are generally down heading into the winter season, property values are not seeing the decreases most of the country is seeing.

Now is as good a time as any to invest in Tri Cities Washington real estate!

Changing Your Sales Philosophy - Property Oriented to Service Oriented

For the most part, this article sums up my business philosophy.

Recently, we had a lively discussion in the office.  It centered on a simple question - What is your personal sales philosophy? 

There seemed to be two schools of thought:

Property First:  The first school of thought centered on the property.  The general view was that it was the sales associate's goal to convince the prospect that they had the best property, the best location, the best neighborhood, the best price, etc.  It was a feature based approach and it focused on the property.

Customer First:  The second school of thought centered on the prospect.  The general view was that it was the sales associate's goal to assist the prospect in every aspect of the buying process.  It was a needs based approach.  It focused on the prospect, their housing needs and desires.

To settle this issue, we then looked at our customer comments from the last 10 sales.  The comments were significant insofar as their overall satisfaction was based not on the price, neighborhood, etc.  It was based primarily on the relationship that was developed between the customer and the sales associate. 

Here are some common themes or thoughts from those customers who provided the highest satisfaction ratings:

Trusted Advisor

The sales relationship was based on mutual trust.  The common thought expressed by the customers was that they had developed a meaningful rapport with the sales associate.  It was not a confrontational or adversarial relationship.  It was a collaborative relationship.

Full Participation

The sales associate fully participated in each step of the buying process.  The common thought expressed by the customers was that the sales associate was knowledgeable, anticipated issues, and provided guidance that "added value" to the transaction.  It was not simply taking an order and was not simply reacting to situations as they arose.  Rather, the approach required active participation and was proactive to identify and avoid potential problems before they become real issues in the transaction.

Not Just a Sale - Customer for Life

It wasn't a single contact or a single transaction.  The common thought expressed by the customers was that there were multiple contacts.  The goal wasn't just to sell the prospect this home.  Rather, it was to convert the prospect to a customer for life and sell them all of their homes - now and in the future.

Genuine Concern

It was a sincere approach.  The common thought expressed by the customers was that the sales associate was an advocate for the prospect throughout the buying process.  The sales associate wasn't just making a sales pitch.  Whether identify the right property, reviewing loan terms or title costs, or negotiating the price, the sales associate had a genuine concern for the well being of the customer.

In conclusion, every customer wants the best deal.  However, more importantly, customers want a trusted advisor to guide them through the buying process and to make it easy for them.  Prospects want assistance; they don't want to be sold.  If you want a customer for life, then change your sales philosophy from selling property to assisting customers.

New Home Sales IncreaseABC News is reporting:

" New-home sales ticked up 4.1 percent over the prior month during August, according to the latest data from the Commerce Department. That's right. No need to clean your glasses off -- home sales increased in what has been a slumping housing market."

Isn't this great news! Seems like forever and a day we've heard nothing but bad news about our industry. Perhaps we're seeing a glimmer of hope, a sunshine on the horizon, and finally the forest through the trees! :o)

Why The Luxury Home Buyer

There are several reasons a luxury home buyer makes a housing change. Desire for a larger home, relocation, new home layout, to be close to a body of water, and/or to be closer to recreational facilities are among the top reasons a luxury home buyer initiates change. Luxury HomeMost luxury home buyers know what their particular reason is for moving and the bottom line is they want/need to move.  There tends to be an emotional as well as a logical approach to purchasing a home, so the process is thoroughly thought out and not just a knee jerk reaction.   Luxury home buyers almost never pay the full asking price and don’t have a problem walking away from a transaction since they are able to view the deal as a business like transaction, as most luxury home buyers are well versed in the business world.   However, the timing of buying a home will factor in as well.  A time deadline could mean the home buyer may not have time to look at as many homes and will have less time in the negotiations so they may not get the sellers rock bottom price.  Even though I have outlined some of the main decision making factors of a luxury home buyer keep in mind there may be other factors unique to any buyer.

Using Sound Judgment is Different From Being Judgmental, Especially When Dealing with Buyers

This article is a re-blog.  I thought it great, as we are all prone to making unwarranted judgements not only buyers, but sellers as well.  ;)

I don't know about you, but it's not always easy to figure out which flowers are ready to be deadheaded and which are babies. In the past, I've felt pangs of guilt after I've snapped off a flower head believing it was dead, only to discover after the flower was in my hand that it was a new baby trying to emerge from its bud, and I had snatched away its life.

Many new flowers resemble those that are spent. It's hard to tell the difference. It's better to let them be for a while to see if they open up into a new flower.

And it's the same way with people. It's hard to tell the difference sometimes between a bona fide buyer and an unqualified buyer. As agents, we can be quick to judge because buyers might dress a certain way, drive a certain car, live in a particular neighborhood, speak in a different manner, suggest certain price points or otherwise give the appearance that they are not really a buyer.

I've learned long ago that immediate judgment should be reserved, although I can't say it's not tempting at times to jump to conclusions, yet I absolutely refuse to go down the road. Because you never know. Some real estate agents are extremely judgmental, and it typically comes back to bite them.

When a buyer contacted me about buying investments, she was shocked that I picked up the phone within seconds of receiving her email and asked if I could help her. She was asking about buying rentals in a Sacramento neighborhood that has watched values fall over the years -- an area of town where many agents refuse to work. I had no such reservations. All areas are the same to me. It's real estate.

One associate asked me if I was wasting my time because she would never work with a buyer who was looking below prices of $200,000. When did we become so choosy and snooty about selling real estate, I wondered. What difference does it make if you're selling a $40,000 house or a $1.4 million-dollar home?

Maybe I won't earn a big commission check, but I'll be performing a service, one that I am paid to perform over and over. That was my thoughts. Well, yesterday this client asked me if I would also consider working with her loan officer as he wants to buy investments, too.

Using sound judgment is different from being judgmental. I suspect we can all learn to be less judgmental.

Who Are The Luxury Home Buyers? Demographics

Luxury HomesWho do you think of when you think of a luxury home buyer? Doctors, lawyers, engineers?  This is what most of us think, but, believe it or not the majority of luxury home buyers are business owners or entrepreneurs (32%).  This is followed by corporate executives (16%), attorneys (10%), and physicians (9%) with the remaining being retirees, accountants, middle managers, and sales professionals.  In addition to this a majority of luxury home owners (90%) are college graduates.  The average luxury home buyer is not what we see on TV or in movies.  Most live below their means, buy used cars, didn’t receive an inheritance and see home ownership as a wealth building tool.  Surprising isn’t it?  Not who we think the luxury home buyer is.

What we like the most about Squidoo is the ability to create something we need for business (or for a child's school project, interest) and donate the earnings to charity. Below is our current month's distribution of monies we earned and where the money is headed towards. A screenshot of our Squidoo dashboard:

Squidoo Earnings

The above earnings are from Squidoo's matching of Google's adsense. In other words, the monies above are not from affiliate sales, but from creating lenses (essentially, Squidoo webpages). We haven't gotten into the affiliate marketing thing much, but a friend is making as much $1000. per month on a single lens! If real estate sales are low, perhaps Squidoo may be an option for some to pay a few bills!
